UAD 3.6 Policy Exception Request for Freddie Mac-approved Sellers
This policy exception request must be completed by a representative of the Freddie Mac-approved Seller that is authorized to enter into binding contracts; acknowledging the Seller is not ready to meet the Uniform Appraisal Dataset (UAD) 3.6 November 2, 2026 mandate. Sellers receiving a temporary policy exception may continue to submit to the Uniform Collateral Data Portal® (UCDP®) through May 19, 2027, and resubmission of UAD 2.6 appraisal reports through June 27, 2027

Below are the dates related to the UAD 3.6 policy exception period and retirement of UAD 2.6:
Policy Exception Period Timeline
  • Prior to November 2, 2026: Sellers that will not meet the UAD 3.6 mandate by November 2, 2026 must request a policy exception from each applicable GSE.
  • November 2, 2026 – February 28, 2027: Appraisal reports may be submitted to UCDP.
  • March 1, 2027 – May 19, 2027 (Reduced Functionality Period): UAD 2.6 appraisal reports may be submitted to UCDP, however, for these appraisal reports, the collateral risk score returned by Freddie Mac’s Loan Collateral Advisor® will be “99”, and the loans secured by these appraisal reports will not be eligible for collateral representation and warranty (R&W) relief for value. Sellers are strongly encouraged to implement UAD 3.6 prior to March 1, 2027, to avoid potential impacts to their business and processes.
  • May 20, 2027: Mandatory use of UAD 3.6.
UAD 2.6 Pipeline Revision Period Timeline
  • May 20, 2027 – June 27, 2027: Initial appraisal report submissions to UCDP must use UAD 3.6. Use of UAD 2.6 will be permitted only on resubmissions of previously submitted UAD 2.6 appraisal reports. Submission of a new UAD 2.6 appraisal will result in an unsuccessful status in UCDP and a Fatal feedback message will appear in the Summary Submission Report (SSR). 
  • June 28, 2027: Retirement of UAD 2.6. No UAD 2.6 appraisal reports will be processed.

Freddie Mac’s grant of a conditional policy exception to your November 2, 2026, UAD 3.6 compliance deadline will be captured in the below revised contractual terms. Please review the terms, to which you’re agreeing.

Revised Contractual Terms

Notwithstanding the November 2, 2026, effective date for UAD 3.6 announced in Guide Bulletin 2025-7, between November 3, 2026 and May 19, 2027 (i.e., the “Policy Exception Period”), the Seller identified above may continue to submit appraisal reports that use UAD 2.6 in accordance with the UAD 2.6 requirements in effect immediately prior to November 2, 2026.

As a duly authorized representative of the Seller identified above, I hereby certify, represent and warrant to Freddie Mac and agree that: (i) as set forth in the description supplied above, I commit to a final implementation plan, including with vendor(s) and appraisers, to fully execute on transition to UAD 3.6 by the end of the Policy Exception Period; (ii) I acknowledge this is a one-time policy exception that will not be extended; (iii) I am authorized to acknowledge receipt of and hereby agree to the revised contractual terms set forth above; (iv) the revised contractual terms are part of Seller’s "Purchase Documents" as that term is defined in the Freddie Mac Single-Family Seller/Servicer Guide (the "Guide"); (v) capitalized terms not defined herein have the meaning ascribed to such terms in the Guide; (vi) by clicking on "I Agree" below, I intend to be bound by such act, which constitutes my Electronic signature acknowledging receipt of and agreement to the revised contractual terms on behalf of Seller, and (vii) my Electronic signature shall be as binding, valid, and enforceable as my original written signature on a paper original of the such revised contractual terms.
